H & S update for Blocks of Flats

As property managers, we are responsible for ensuring that there are up to date Risk Assessments in place relating to the communal areas of each property that we manage.


There has been new guidance published from the British Standards Institute (BSI) that will start to have an effect on the fire element of risk assessments from January 2021. This means that in future, Fire Risk Assessments will have to include the front door of the flats check to see how the doors affect the overall fire performance of the building. This is not a full inspection of all doors but, we believe, a visual inspection of some to gain an overall view.


In addition, if any resident has special needs in evacuating the property in the event of a fire, there will need to be a plan in place. However, if your management company are not aware of any such needs, then this is no issue.
